If you are thinking about putting your home up for sale you may also want to think about getting a home inspection. You want to be an informed seller. The goal of the inspection is to prepare yourself for any possible problems a buyer may find with the house.
As part of the offer to purchase, the buyer will most likely require a satisfactory inspection of the home. The last thing that you want is to have your deal fall through because of an unknown problem uncovered by the buyer's building inspector. This is especially true if it is a minor problem and could have easily been repaired ahead of time...had you known about it.
You may also want to try and fix the easy problems to make your home more appealable to potential buyers. Buyers want to move into model-home conditions and knowing your homes potential problems is the first step into easing their minds.
If you decide to have the home inspection before selling you should always disclose everything found in the inspection. More often than not the buyers will have their own inspection anyway, but it's better to "put out any fires" in advance.
