     Why list in the MLS? 
    That's where the buyers are looking for homes!!

     How do owners usually sell their property? 
    79% of homeowners in Massachusetts used a real estate broker in 2006 to sell their home according to the Massachusetts Association of Realtors. One reason sellers list their house with brokers is to make their property available in the MLS. Now you can do just that (WITHOUT PAYING THE 5%-6% COMMISSION). In fact, if you find the buyer for your property and they are not working with an agent you pay 0%. Ready for the icing on the cake? All it takes is one flat fee to get listed today. You will NOT PAY us a commission!

     How much of a commission should I offer? 
    Typical co-broke commissions offered in the MLS range from 2%-3%. They can be lower and they can be much higher. In general, the higher the commission offered the faster the sale...but that's not always the case.

     How do agents know I'm offering a commission? 
    Members of the MLS have access to much more information than the general public. Agents/Brokers can see the commission being offered right on your listing sheet. Click here for a sample listing brokers see.

     How long does it take to be listed in the MLS 
    Your listing will be input within 24 hours but usually the same day if all the information is available.

     How long does it take to be listed on the Partner Websites, (Realtor.com, Boston.com, etc.) 
    Listings are downloaded to most of these sites nightly. For some sites, however, it may take a couple days. As these are third-party sites, there can be no time-line guarantee.

     Do I need to supply photos of the property? 
    Yes. The MLS requires atleast 1 picture. You are free to upload as many as 30 photos. The more photos you can send the better. Listings with multiple photos receive the most views on Realtor.com

     Will my listing look the same as those who have agreed to pay a full listing commission to a traditional agent? 
    Your listing will look exactly the same. Click here for a side-by-side comparison.

     How will I know if my property is listed with all of the correct information? 
    You will be e-mailed a copy of the listing to review. You will also have access to a special website to view the listing live.

     Will a Buyer's Agent show my home for the 2-3% commission or skip over me? 
    As far as buyer's agents are concerned 2%-3% is custom. They are used to getting a split from the normal 5%-6% anyway. Believe me, it's not the commission I would worry about...it's the pricing!

     What if I want to cancel my contract and let a Real Estate Agency sell my house? 
    You can cancel at anytime for no charge. If you decide to list with another company you must first cancel your listing with us.

     What if I sell the house on my own? 
    That's the goal! If you sell the house on your own and the buyer is not working with a real estate agent you pay NO COMMISSION to anyone.

     If I find a buyer on my own, how much deposit should I ask for? 
    Expect $100 to accompany an offer. You should receive a larger deposit when the Purchase and Sales agreement is signed (usually 2%-20%). Generally, the more money a buyer is willing to put down, the more they have to lose by walking away. It shows a dedicated buyer.

     When a potential buyer calls, is there anything in particular that I should ask them before showing my home to them? 
    You probably want to know whether this buyer is pre-qualified or pre-approved. That will give a little indication as to how motivated they are. You're hoping for buyers that are pre-approved. That usually means they have already given the bank their financial documents and are generally a stronger buyer. You'll also want to take down the buyers contact information to confirm the showing and keep records.

     Should I be concerned about lead-based paint? 
    If you live in a house built prior to 1978 you are required to give buyers the Property Transfer Lead Paint Notification/Certification (CLPPP FORM). This form is provided free of charge (like every other form) and is available in the clients section.

     Can I put a "For Sale by Owner" sign on my front yard? 
    No. The MLS rules prohibit the use of the words "BY OWNER" or "FSBO" on any listing. Signs are available for purchase if you would like a custom yard sign or you may use any other "FOR SALE" sign.

     Can I have my direct contact information in the MLS listing show to the General Public or on other Partner websites? 
    No. MLS rules only allow the listing brokers information to be published. All inquiries to you property will be directed to you.

     Will you conduct open houses? 
    We will not conduct any open houses on your behalf, however, we will help you advertise any you wish to hold.

     If I don't hold an "Open House" or run newspaper ads, won’t I miss out on numerous potential buyers? 
    Very few homes are sold at an open house. More and more buyers are turning to the internet to start their searches (Source: 2006 Profile of Homebuyers and Homeseller, National Association of Realtors).

     Will I ever have to pay you a commission? 
    No way! Your flat fee guarantee's that home will be placed in the MLS. The only time you will have to pay a commission is if a real estate agent finds you a buyer.

     What am I required to do once I have accepted an offer? 
    MLS rules require a change of status form be signed and on file within 24 hours of an accepted offer.
